Space (Gravity)
14Bounce rescue
A failed room or desk search comes back to the person when a fitting space frees up, first in first out
Right room
Offers a better-sized or closer room at booking, for a recurring series that runs under capacity and as rooms free up
Fair share
When a room is contested: splits, swaps and new slots between peers; asks the holder of an internal meeting to move under the customer's published service priority policy; department heads request team rooms; ask, never force
Ghost release
Returns unused rooms, desks and bays to the queue on multi-signal evidence: asks organisers who are away or whose attendees all declined to release early, releases no-shows after the grace period and frees rooms that end early; unknown is never treated as empty
Best time to meet
Finds the slot when a fitting room and every internal attendee are free and warns when the chosen slot is usually full
Space flex
Supply follows demand: opens idle rooms or an overflow floor when demand passes supply, consolidates quiet days onto fewer floors and keeps unbooked floors in setback
Divisible rooms
Whole or split hall rules, layouts, setup buffers and supplier engagement, with the BMS scene for each layout
Room reputation
Repeat faults and low one-tap ratings rank a room lower in search until it is fixed and rated well again
Sit with your team
Holds a neighbourhood on team days, offers desks near teammates who opted in and allocates the nearest free locker with the desk
Parking surge
Days ahead, forecasts a bay crunch or a gate queue; releases a staff zone, offers car-pooling or a sponsored pickup and nudges flexible staff to a quieter arrival slot
Lunch flow
Live cafeteria status on signage and the app before the rush, guiding people to the quieter option, plus each person's quietest window today
Crowd comfort
Live counts redirect people before spaces crowd: free bays by level, busy atriums and halls, spaces nearing safe capacity (observe and notify only)
Space to revenue
A forecast idle window in a hall or room is offered to approved external users or tenants
Unauthorized room use
A room in use without a booking: help first by inviting an authenticated booking with a grace period; ventilation is never reduced while occupied; light purple and a panel message; panel lock and wireless end are customer policy steps (default Ask); facilities after 10 minutes
Energy (Balance)
10Ready on booking
HVAC, lights and blinds reach comfort 15 minutes before a booked meeting, sized to its attendees, with a fresh-air flush before the first booking of the day
Occupancy mode
Writes the BMS occupancy mode per zone from a four-state space matrix with data freshness: Booked to Standby, Occupied to Occupied, Free or Ghost to Unoccupied; a manual BMS override always wins
Daylight
Blinds follow sun position and façade, adjusted for bookings; perimeter lights dim when daylight is enough
Comfort request
"Too cold" on the room panel or app adjusts within the band and logs it; repeat complaints in a zone become a setpoint offset proposal or a fault ticket
Arrival-aware start
The first badge or plate starts the floor, not a fixed 06:00; a late booking or after-hours entry conditions only that zone, with an end time
Air on demand
Modulates fresh air to CO₂, TVOC and occupancy within the certified fresh-air limits; on dust days caps fresh air at the certified minimum, never below; flags humidity before condensation or mould
Peak shave
A forecast peak or a district cooling draw near contracted capacity brings pre-cooling earlier, staggers AHUs, dims non-critical lighting and shifts EV charging; plans the next day from bookings and weather
EV charge fit
Charger bays allotted with the booking and charging fitted around building load
After-hours sweep
At closing, lights go off floor by floor where nobody is in; panels, screens, codecs and signage sleep where no booking follows, with override
Waste watch
Energy and water waste caught as it happens: a door held open on a cooled zone, a zone cooled with nobody in it, night baseload creeping up, a leak or abnormal night flow
Time (Cue)
9Time to go
Gets people to meetings on time: a leave nudge allowing for distance, lift and parking; a countdown with room, guest status and Teams fallback; back-to-back meetings too far apart get online or a closer room
Pre-flight check
The existing autonomous pre-flight play with four profiles (VIP, with external guests, internal, classroom): sets the scene for the meeting type, checks room, AV and services before the start; a fault is fixed or the meeting moves before anyone arrives; unverified checks show as unknown
Keep going next door
Room extend and transfer: 5 minutes before the end, offers to extend; overrunning with the next group waiting, a nearby room and the call are moved
Morning brief
Desk, rooms, parking, visitors and anything changed in one note; the evening before, plans tomorrow's desk, parking and best arrival time; offers a quiet space for free focus blocks
Tomorrow's heads-up
Tomorrow's peaks go to reception, security, housekeeping and catering the day before, with headcount per cafeteria and a crew plan from bookings and events
Calendar shift
One approval shifts BMS schedules, booking hours, reminders, setbacks and services for Ramadan, public holidays and long weekends, then returns them at the end date
Due date radar
Licences, contracts, inspections, certificates and warranties flagged at 90, 60 and 30 days with owner and cost; compliance items become tickets before they are due
Minutes on time
The host sets session languages, recording and recipients; latecomers get a 30-second recap; minutes, decisions, actions and transcript go out within minutes; owners are nudged before actions are due
Class attendance
Opt-in attendance for classes and training by QR, badge or FaceMe with consent, counted per timetable session; teachers see who is present, the institution sees counts
People (Host)
11Invite and arrive ready
The guest gets a QR code, a reserved bay with the plate pre-registered, directions, Wi-Fi and a guest guide; accessible guests get an accessible bay, staff at the gate and a step-free route
Delegation plan
One plan for a group: parking block, zone opened and prepared, access, catering, protocol order and interpreter
Voice before arrival
Optional voice enrolment with explicit consent, retention and revocation sent with the invite, so MATT can name the guest from the first sentence; MATT works fully without it
Welcome journey
Welcome by private channel by default (host app, room panel, lift screen with initials only on opt-in); the host is alerted at plate entry with an ETA and again at the floor; a guest waiting over 5 minutes gets reception, a drink and a host nudge
Hospitality on cue
A booking template books catering, setup and AV support together; refreshments follow the guests' opt-in preferences and are served at the start and refreshed at the midpoint; a tap brings service to the room
Live translation
Live translation and captions in the session languages, attributed to enrolled speakers
Smooth exit
Gate opens for the guest plate, badge reminder and taxi if needed; one-tap feedback for the guest and a visit summary to the host; passes expire and guest data is handled per policy
Settings follow you
Opt-in comfort, light and language applied wherever you book; an accessibility profile steers desks, rooms and routes and flags evacuation assistance to Shield
Event day
A registered event gets a parking block, attendee QR codes, badges, seating, live headcount, signage routes to the hall and staffing notice from the headcount
Moments
Celebrate, Inform and Page on public screens by display group; paging by cause and effect
Exam day
An exam session takes its rooms out of booking, sets access windows, quiet signage and comfort, notifies invigilators and releases everything at the end
Services (Rhythm)
9Clean by use
Washroom visits and odour, meeting use and desk use create cleaning tasks, not fixed rounds: exhaust boost then a clean for washrooms, a quick reset before the next booking, used desks cleaned tonight; odour checked back in band
Bin-fill routes
Bins above 80% create a pickup on an optimised route; empty bins are skipped
Restock by use
Supply stations, washroom consumables and pantry are restocked by actual consumption, visits and booked meetings
Fault to fix
Any fault (device health, a room off setpoint, an AV or BMS fault or a user report with a photo) is tried with a restart where allowed, then becomes one ticket for the right team with an SLA, before and after photos and a read-back check
Planned maintenance
A planned work order from Field Service becomes a prepared visit: space out of booking, meetings moved, access window, orange light, result checked and work order closed
Predictive maintenance
Maintenance by condition, not the calendar: runtime hours, rising indoor PM2.5, actual use and predicted failures raise work; response per asset class: Advise, Ask or Autonomous
Cancelled meeting outcome
A cancelled or ghost-released booking cancels its parking, pantry, setup, AV support and signage before cut-off, skips the clean if unused, tells requester and vendors and logs the saving
Assets home
Zone and last-seen time for every tagged asset; anything unseen for 7 days is flagged; borrowed equipment not back after its booking gets a reminder, then a ticket
Smart rounds
Cleaning, supplies and engineering rounds with QR or tag checkpoints; missed checkpoints are flagged; security patrols are in Shield
Resilience (Shield)
10Access watch
Entry outside hours with no booking or permit, more people through a door than badges and unregistered plates in staff or VIP zones go to security with context
Access review
Unused cards, leavers still active and levels never used, quarterly and on a leaver event; the owner approves each removal
Muster count
Supports the certified evacuation process: live known and unknown counts per assembly point from badges and opt-in tags, assistance flags first, alarm and all-clear times recorded, drill mode; never declares everyone safe
Duress and lone worker
A smart button, panel duress or wearable SOS sends a silent alarm with location and confidence, acknowledged dispatch, retries and escalation; opt-in lone workers who miss a check-in are escalated; the native panic path keeps working without SETOS
Zone watch
A visitor or contractor tag leaves its permitted zone or enters an escort-required area without the host; host and security are alerted with the live zone
Contractor permit
The permit is checked at arrival and sets zones, hours and the access window; work outside them alerts the permit owner; access expires on time with a renewal ask
Smart patrols
Security rounds with beacon or QR checkpoints on randomised routes; a missed checkpoint escalates
Incident to closure
Any alarm (door held or forced, VMS, duress, leak or report) brings up the nearest camera and becomes one incident with owner, SLA, evidence and close-out
Outage mode
Power, network or cloud link lost: rooms, panels and plays drop to day-one mode, facilities told, recovery verified
Weather day
Heat above the threshold, sandstorms and severe weather: shaded bays for guests, earlier pre-cooling, staff notices, remote-work advice and outdoor areas closed
Intelligence (Foresight)
5Ripple
One fault becomes its full chain of consequences: the building graph lists every zone, meeting, desk booking and visitor affected in the next four hours, ranks the work order by people affected and moves the affected meetings in one batch
Clash watch
Spots clashes no single system can see in tomorrow's forecasts: visitors against free bays, an event against washroom and pantry capacity, a visitor peak against a front-desk gap; offers a one-tap fix and checks the clash is gone
Friction finder
Finds friction that keeps coming back (rooms or series that start late, places people keep searching for, rules that cause bounces and no-shows), names the likely cause, proposes the fix and proves the minutes recovered after it
Estate scenarios
When space stays under-used for a sustained period or a lease or budget date approaches, models which floors to release, merge or repurpose, with the space, energy and time effect of each option side by side
Portfolio learns
Across a client's own sites, finds the same failed handoff or friction recurring, proposes a play refinement and deploys it by approval with local overrides and rollback; no pooling of data across clients
